Responsibilities:
The Maintenance Supervisor is responsible for all aspects of the physical maintenance of the property.
oThis includes maximizing the value of the property with systemized operations, maintaining a first-class property with curb appeal, creating a safe environment for our residents & employees, maintaining & servicing all equipment, and providing excellent, 24-hour maintenance service oWe expect the Maintenance Supervisor to assist in overseeing the physical assets, general maintenance repairs, apartment make-readies, preventative maintenance and construction or rehabilitation projects oIn addition, this individual is responsible for enforcing staff compliance with company policies and procedures to all the maintenance team oRecognize potential problems and take appropriate action oPerforming duties such as installing, troubleshooting, repairing, and maintaining facility equipment oAssign or complete work orders oOperates with OSHA standards and company safety policies oHandles resident complaints/problems Perform routine maintenance and repairs on equipment, machinery, and systems Troubleshoot and diagnose issues to determine the best course of action for repairs Fabricate and install new equipment or parts as needed Conduct regular inspections to identify potential issues and ensure proper functioning of equipment Maintain accurate records of maintenance activities using a Computerized Maintenance Management System (CMMS) Respond promptly to maintenance requests from various departments Coordinate with external contractors for specialized repairs or services Ensure compliance with safety regulations and maintain a safe work environment Skills:
Extensive Knowledge of building systems such as plumbing, electrical, and HVAC.
Ability to identify issues and determine repairs that are needed Ability to plan maintenance schedules for building systems.
oStrong technical knowledge and experience in maintenance and repair work Ability to read and interpret technical manuals and blueprints Proficient in using hand tools, power tools, and diagnostic equipment Excellent problem-solving skills to identify and resolve issues efficiently Strong attention to detail and ability to prioritize tasks effectively oGood communication skills to interact with team members and provide excellent customer service
